We send you the lowdown on how to budget for your dream kitchen renovation.
Kitchen renovations can be expensive, so it's important to know what you're getting yourself into before you start.
Talk with industry experts Harris Kitchens to learn how much it costs to renovate a kitchen on a budget and to get high-end designer kitchen ideas.
We've also included ballpark figures for kitchen construction costs, contractor labour costs, kitchen cabinet door replacement, kitchen appliance replacement, and kitchen floor replacement.
What is the average cost of a kitchen renovation?
According to a Houzz survey, the median cost of a large kitchen renovation was $20,000, while a smaller kitchen renovation cost was $12,000.
On the other hand, the dollar sum does not actually reflect the expense of a new kitchen, but rather how much the average homeowner spends on kitchen renovations.
Archicentre, which has costing reports for each room of the house ready to download, is a good place to look at how much a new kitchen costs.
They say that a kitchen renovation would cost somewhere between $12,000 and $30,000, not including your white goods!
What factors influence the price of a new kitchen renovation?
According to Brady Harris, CEO and Co-Founder of Harris KItchens, “the expense of your new kitchen can vary depending on your budget and the reasons why you are upgrading the kitchen.”
“There are several DIY ‘flat pack' kitchen options available if you just want simple functionality; but, if you want to create your dream kitchen, the sky is the limit.”
The cost of renovating a new kitchen varies depending on the degree of design you desire, such as low-cost, mid-range, or high-end.
“Make sure you factor in the cost of appliances into your budget because they can significantly increase the cost of a kitchen upgrade,” Brady advises.
“If you're planning to sell the house, add a kitchen that appeals to a wide variety of buyers and sticks to a neutral colour scheme.
Kitchens and bathrooms are two things that buyers scrutinise, so make sure your kitchen renovation is appropriate for the property type and place, but don't go overboard.”
It's important to think about appliances versus cabinetry and hardware when calculating kitchen renovation costs.
If you're going to instal high-tech kitchen appliances into less expensive cabinetry, don't go overboard.
Distribute the costs wisely.
More than a fancy gadget concealed in a simple kitchen, an eye-catching splashback, amazing layout, or luxe-looking tiles and hardware will add wow-factor.
In new construction, how much does a brand new kitchen cost?
According to Brady Harris, a brand new kitchen in a brand new house (if you're building new) will cost $30,000 or more.
How much do budget, mid-range, and high-end kitchens differ in price?
“It's difficult to provide a ballpark figure for new kitchen renovation costs because it depends entirely on the materials and equipment used, as well as how much remedial work needs to be done to the room first,” Brady says.
“When renovating for profit, my rule of thumb is to spend no more than 2% of the value of your home on your kitchen renovation.
So, if your house is worth $500,000, your kitchen renovation budget is $10,000.”
On the other hand, we have provided some general costs for kitchen renovations.
Budget: less than $10,000
$15k to $25k is the mid-range price range.
High-end - $35k and up
According to local kitchen companies, a kitchen renovation will cost anywhere from $15,000 to $40,000.
“If you think your revamped kitchen would need all new appliances, plumbing, electrics, tiling, and installation, you can budget in the ranges below.”
Using laminate doors and benchtops, a small/budget kitchen or rental property can be transformed for $10,000 to $22,000.
A mid-range, standard-size kitchen with stone benchtops costs $22,000 to $35,000.
A high-end, more elaborate kitchen will set you back $35,000 or more.
What can cause the price to rise or fall?
“The size of your kitchen, the materials you choose to use, the equipment you choose, as well as labour and installation costs, all affect the cost of your kitchen renovation project,” says Brady.
What is the average price of large-ticket products like an oven, refrigerator, benchtops, cabinets, and flooring?
Brady calculates the following costs for a mid-range L-shaped kitchen renovation:
Harris cabinets cost $4,300.
Caesarstone quartz benchtop: $3,619 (labour and materials)
Flooring: $4,375 (labour and materials) to tile 37 square metres of 600mm x 600mm ceramic tile
$600 for a flashback (wall tiles)
Lighting costs $1,000. (pendants and LED downlights)
Painting: Supplies are budgeted at $500, but labour is done by hand.
Brady calculates the following costs for appliances:
$2,130 for the oven (Bosch)
$660 for a cooktop (Bosch)
$800 for a dishwasher (IKEA)
“Hiring trained, licenced kitchen installers to design and instal your kitchen is an essential expense to factor into your budget,” Brady says.
“When it comes to trades, keep the following price levels in mind.”
A contractor can charge $2,550 to instal and maintain your renovation.
An electrician can charge $2,485 to instal all lighting and power outlets for your appliances.
A plumber can charge $2,875 to mount your kitchen sink, faucets, dishwasher, and refrigerator.
Depending on the scope of your project, you might also need the services of a plasterer, cabinetmaker, tiler, or splash back installer.”
How do you make your kitchen budget as accurate as possible?
“Getting quotes from local tradespeople is the easiest way to figure out how much your kitchen renovation would cost,” Brady says.
“This will give you an idea of what existing market rates are.”
